The village of Kirkland is located in wonderful walking and cycling country yet remains within 15 miles of other Lake District highlights including Cockermouth, Loweswater, Buttermere and the Cumbrian coastline. Ennerdale Lake and valley provides a diverse habitat so nature enthusiasts can take a stroll and keep their eyes open for deer, badgers, Highland cattle and red squirrels. Avid hikers and walkers can tackle Pillar, Steeple, High Stile, Great Borne and Red Pike, all within 8 miles, and enjoy wonderful views from and over the fells. St Bees, 9 miles away is a beautiful seaside village and the starting point for the Coast to Coast Walk. It s perfect for both family picnics and paddles on sunny days and wind swept beach strolls if it s overcast. 9 miles away, Cockermouth has a variety of independent shops, cafés and restaurants. Inside, contemporary elements blend beautifully with many charming original features, creating an authentic charm with modern comforts. Step through the porch, pausing to hang coats and discard boots and step through into the charming living room. Exposed timber beams, wooden lintels and the traditional sandstone inglenook fireplace are complemented by a comfortable sofa and armchairs. Perfect for relaxing after a long day in the elements, light the wood burner and snuggle down with a good book. Head through the hallway to the open plan kitchen/diner. The kitchen area is equipped with a gas hob and electric oven, microwave, integrated fridge and freezer, while the washer/dryer is located under the stairs. A step leads down to the beautiful, oak framed conservatory where inset lighting in the floor and floor to ceiling windows create a wonderful, light space. There is a side door to the garden ideal for letting the breeze in when the weather is warm, and when it s chilly you can dine by the light of the wood burner. Enjoy a hearty breakfast at the dining table or share a delicious dinner in the evenings. Sofas provide a comfortable seating area for watching a DVD on the TV. Upstairs, the master double bedroom features exposed beams and a third wood burner. Completing the accommodation, the family bathroom has a bath with separate shower. Outside, the enclosed, rear garden can be accessed from the conservatory or via a side gate. Landscaped with slate chipped paths and well stocked borders and trees, you can dine alfresco here while listening to the birdsong. Follow a path through a wooden planted pergola to a lawn, decking, and stone water fountain. There is a small front garden that has been thoughtfully planted to include many beautiful shrubs and flowers.

There is a lean to log store. On street parking available throughout the village. Off road parking (subject to availability) in nearby church car park. Pub 2 miles, shop and restaurant 9 miles. Please be aware that although the garden is enclosed, inquisitive dogs may be able to get through.
