You’re welcomed into a light and airy L-shaped living space with bespoke kitchen, dining area and comfortable sitting space with big double doors opening onto the patio. The bedroom has a zip and link bed so you can choose between a double or twin configuration with modern bathroom adjacent. Milk Parlour has ample parking on the shared gravel drive with a courtyard at the front of this semi-detached holiday home, however the wonderful private patio at the back overlooking the pond is idyllic for some relaxation. Ground Floor Milk Parlour is a single-storey property with oak flooring in the bedroom and living area, Italian designer tiles in the kitchen and bathroom and designer rads throughout. Kitchen/Living Room The original stable door opens into the light and airy L-shaped open plan living space with high ceilings, beams and double doors to the patio giving stunning views of the moat and woods behind. The stylish kitchen has bespoke units with integrated Bosch electric oven, induction hob with extractor fan; under counter fridge with icebox; slimline dishwasher and freestanding microwave. A beautiful two-seater sofa will take pride of place in the living area, together with an armchair, Eames rocking chair and wall-mounted flat-screen TV. The dining area has a round oak table with matching chairs. Bedroom The king-size zip and link bed can be made into a double or twin (2 x 2’6” singles) and sits with bedside tables. There’s also a ladder dressing table with mirror and chair. Bathroom Light modern bathroom with Velux window allowing natural light. There’s a bath with rain shower over with hand shower, washbasin, WC and heated towel rail. Outside Milk Parlour sits next to another self-catering cottage, Red Poll Barn, which can be booked in conjunction to accommodate six guests. There's an additional holiday cottage opposite, Rookyards, which sleeps four more guests, however the living and dining areas aren't big enough for all ten guests to gather comfortably. It’s surrounded by countryside with an abundance of wildlife including muntjac deer, bats, badgers, squirrels and many birds for you to identify from the comfort of your own private patio which overlooks the moat with garden and woodland beyond – an idyllic spot to sit with a good book or simply watch the wildlife. There’s outdoor furniture and a BBQ for you to use if you enjoy eating al fresco. The owners are happy for you to wander around almost two acres of their stunning moated gardens and grounds. For the ultimate in relaxation, guests can bring their rods and fish for rudd and perch in the pond. Please note there is a washing machine available for guests use in the outhouse (this is a communal washing machine, shared with two other properties) There’s a drive from the main road to the Rookyards Estate with ample parking for two cars and a path leads to the door of your accommodation. The surrounding countryside lends itself to cycling and you can store bikes undercover in one of the cart sheds. WHATS INCLUDED? All prices include 100% cotton bed linen, towels, heating with designer fads and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start. This self-catering holiday cottage is equipped with central heating and Wifi and appliances include a TV with FreeSat. The kitchen is well equipped with a single electric oven with four ring induction hob and extractor fan, under counter fridge with freezer compartment and dishwasher. Milk Parlour lies in the village of Spexhall, surrounded by the idyllic Suffolk countryside offering country walks or cycling and easy access to the old market towns of Bungay, Beccles and Halesworth with an excellent array of local shop and eateries. The 500 year old ‘Huntsman and Hounds’ pub is approximately a ten minute walk away and, as well as offering good cuisine by the fire or in the mature gardens. The Suffolk Heritage Coast to the east includes the popular Georgian seafront town of Southwold, home to the Adnams Sole Bay brewery. There are excellent sporting and leisure facilities in the area including a number of golf courses, sailing and water sports on the river estuaries as well as fishing, horse-riding and bird-watching.
